KOTA KINABALU:A well-known and reliable property developer, Gunung Ramai Sdn Bhd is giving a 10 per cent discount on its fully completed double-storey houses at Taman Fulliwa in Manggatal near here.
The company is perhaps one of the few developers that are still building landed properties despite the scarcity of residential lands in the city area.
Its Managing Director Willie Wong said property hunters and investors are encouraged to snap a piece of its landed properties consisting 240 units of the houses whereby more than half have been taken up.
He said the residential park, which was completed two years ago and has occupation certificates (OC), offers spacious houses with contemporary design, attention to details, elegance and reasonable selling prices.

He said Taman Fulliwa is superbly located in Kota Kinabalu’s prime and fast-growing northern residential/industrial hub and has direct access to and from the highway as well as no winding through other housing estates.
“The residential park also has easy access to the City via Sulaman Highway/Tuaran Bypass, to Manggatal, Inanam and Kolombong via Tuaran Road and also to Likas, Luyang, Penampang, Kota Kinabalu International Airport via Tuaran Bypass/Jalan Lintas.

“The built-up floor area ranges from 1,617 – 2,086 square feet. Each house comes with a fairly large front yard, its length of 31 feet can accommodate two cars comfortably end-to-end.

He said the length of the land measures 85ft-long – indeed a rare find these days in properties of similar range, while the width of the land varies to suit different budgets – with a choice of between 18, 20 and 22 feet wide.

“The wet kitchen is equipped with a double-bowl stainless steel sink, installed over a custom-made tiled benchtop.

“The rows of houses are built on culs-de-sac, thus the number of vehicles driving by are kept to a minimal. This only reduces air and noise pollutions, but it makes the streets a lot safer, too, especially for the children,” he said.
Following the current Home Ownership Campaign in Sabah which is held from March 1 to June 30, this year, Wong said housebuyers are advised to take advantage of this campaign as the Sale and Purchase agreements executed during the period, stamp duties on instruments of transfer and loan documents are exempted.
