10pc off on landed Manggatal property

KOTA KINABALU: A well-known and reliable property developer, Gunung Ramai Sdn Bhd is giving a 10 per cent discount on its fully completed double-storey houses at Taman Fulliwa in Manggatal near here.

The company is perhaps one of the few developers that are still building landed properties despite the scarcity of residential lands in the city area.

Its Managing Director Willie Wong said property hunters and investors are encouraged to snap a piece of its landed properties consisting 240 units of the houses whereby more than half have been taken up.

He said the residential park, which was completed two years ago and has occupation certificates (OC), offers spacious houses with contemporary design, attention to details, elegance and reasonable selling prices.

He said Taman Fulliwa is superbly located in Kota Kinabalu’s prime and fast-growing northern residential/industrial hub and has direct access to and from the highway as well as no winding through other housing estates.

“The residential park also has easy access to the City via Sulaman Highway/Tuaran Bypass, to Manggatal, Inanam and Kolombong via Tuaran Road and also to Likas, Luyang, Penampang, Kota Kinabalu International Airport via Tuaran Bypass/Jalan Lintas.

“It is also conveniently close to existing key amenities such as primary and secondary schools, notably UMS, UiTM, Institute Sinaran, SMK Tebobon, and SK Tebobon, colleges such as Kota Kinabalu Polytechnic, Industrial Training Institute (ILP), and satellite townships such as Telipok, Manggatal, Inanam, Grand Merdeka Mall, 1Borneo Hypermall, Likas Hospital and Federal Administrative Complex.

“Furthermore, housebuyers should not be duly worried about prolong traffic jams in coming years as there is on-going road upgrading and construction of four flyovers along Jalan UMS such as from a junction at Jalan Kingfisher to a junction at Jalan Sepanggar/Indah Permai is slated for completion by end of 2020.

“Coupled with construction of another flyover on Jalan Tuaran at the Sepanggar junction, Wong said is due for completion by early 2021 and hence, the traffic flow to and from Taman Fulliwa will soon be a breeze,” Wong told Daily Express, here, Tuesday.

In addition, he said the housebuyers get to enjoy smooth traffic flow once the upcoming Pan Borneo highway project of Package 7 that connects Inanam and Manggatal is completed in 2021.

“All houses are designed with four bedrooms constituting three bedrooms upstairs complete with one attached and one common bathroom, while a utility room and one toilet are located downstairs.

“The built-up floor area ranges from 1,617 – 2,086 square feet. Each house comes with a fairly large front yard, its length of 31 feet can accommodate two cars comfortably end-to-end.

“Interestingly, there is a 4-foot void between the car porch and the house, which allows more light and breeze into the living room. This void also acts as a buffer; because of added distance between the car porch and the first floor bedrooms, less heat from the roof gets reflected into the bedrooms,” Wong said.  

However, he said to counter rainy days, a sky-light roof is put into place linking the car porch to the front door of the house.

He said the length of the land measures 85ft-long – indeed a rare find these days in properties of similar range, while the width of the land varies to suit different budgets – with a choice of between 18, 20 and 22 feet wide.

Apart from the usual dry kitchen equipped with a single-bowl stainless steel sink, he said a practical wet kitchen has also been readily constructed.

“The wet kitchen is equipped with a double-bowl stainless steel sink, installed over a custom-made tiled benchtop.

The same tiled benchtop is also custom-made for the wash basins at the two bathrooms on the first floor.

“The rows of houses are built on culs-de-sac, thus the number of vehicles driving by are kept to a minimal. This only reduces air and noise pollutions, but it makes the streets a lot safer, too, especially for the children,” he said.

Following the current Home Ownership Campaign in Sabah which is held from March 1 to June 30, this year, Wong said housebuyers are advised to take advantage of this campaign as the Sale and Purchase agreements executed during the period, stamp duties on instruments of transfer and loan documents are exempted.

He said these attractive measures of promoting home ownership including the 10 per cent discount of the selling prices will certainly translate into substantial savings for the discerning house buyers.
