Relief for 300 Centre Point lot owners

Kota Kinabalu: The 20-year wait is over for about 300 unit purchasers of Centre Point Sabah, one of the earliest shopping mall in the city, as they received their subsidiary titles.Assistant Minister in the Chief Minister's Department, Jimmy Wong, said the purchasers will be receiving 633 subsidiary titles."This is one of the 'quick fix' measures taken by the new State Government as we do not want the people to keep on waiting (for their problems to be resolved)," he said during a subsidiary title presentation ceremony, at the Sabah State Administrative Centre, here, Thursday.ADVERTISEMENT "I think there are more than 50 development projects in the State where the subsidiary titles have yet to be issued to the purchasers."The main cause for this is that developers did not submit their master titles for subdivision."He also gave his assurance that the State Government, under the leadership of Chief Minister Datuk Seri Mohd Shafie Apdal, is committed to give serious attention on title issuance."If the people have any problem on land titles, we will try our best to help them," he said.ADVERTISEMENT State Land and Surveys director Datuk Safar Untong disclosed that there are no backlogs on the approval of subsidiary titles."All applications have been approved… only those who have not submitted their master titles are facing the subsidiary title issuance problem," he said.

His deputy director Sernam Singh said subsidiary unit buyers should be well-informed upon making any purchase."You must be in the know, especially the legal procedures, and you have to be careful on what you had signed for."If a problem arises, it can be solved through a good cooperation between the Department, developer and purchasers."Meanwhile, Wong advised all property buyers, especially those facing problems, to form a committee to take care of their interest."Otherwise, you will not know what actions should be taken. You must have a representative to voice out your problems to the relevant quarters," he said.Business Association of Centre Point Sabah chairman Daniel Chong, who represented the unit purchasers, also thanked the government for facilitating the issuance of subsidiary titles to them."It has been a long wait for us, including some of the original unit purchasers," he said.Centre Point Sabah was constructed on a 4.6-acre site in three phases. Phase I and II consisting of six levels of shopping area, one floor of office space, one floor of entertainment area, commenced their operations in 1990. Centre Point Sabah's developer Pan-Pacific Construction Holdings operation and planning manager Lynda Wong said the master title has been submitted to the Land and Surveys Department soon after the completion of Phase III."We understand the situation and problems faced by the Department and that is why we gave them time to resolve the matter," she said. - Ricardo Unto
