Kota Kinabalu: A group of property buyers at the new Times Square commercial complex are upset that the developer and its management company had not provided for a main telephone cable connection to the building.They are also unhappy over the penalty interest rate imposed for late disbursement of financing loan from banks, which they claimed was strictly a matter between the developer and the banks.
These were among the grievances they raised during a meeting Wednesday with Consumer Association of Sabah and Labuan (Cash) President Datuk Patrick Sindu, to seek apt solutions.
One of the affected purchasers is Kadazandusun Chamber of Commerce and Industries (KCCI) Deputy President, Alli Masri Matajam, who had bought a whole section from the first to sixth floor of the property.
"The problem is that I have already rented out all these property units to others. None of my tenants wants to come in because there is no telephone connection É how to do business without facsimile, Internet connection," he asked.
"Even a telephone cable that connects to the main line is not thereÉwe are very surprised because it is common sense for property buildings to have a telephone connection ready," he said. It was learnt the developer obtained the Occupancy Certificate (OC) for the property on Jan. 30 this year.
When asked, he said he had already checked with the developer but told to apply himself at Telekom Malaysia.
"How can they (the developer) ask us to apply for it ourselves if the main telephone cable already connected into the building, then it is right for them to ask us to go and apply for a telephone connection to our units," he said.
Alli was also puzzled why they were already being charged a service fee although the building is now considered "as still being not ready for use."
"We are imposed a service charge of 20 sen per square feet, or for one floor it is about RM300. In my case, I am paying over RM2,000 plus per month for the whole of my property units from the first to sixth floorÉbut sadly we still cannot use our property units," he said.
Alli said it was not only them (purchasers) but also the tenants who are affected, especially those who have already moved out from their previous rented premises.
"One of my tenants already closed their old office in the hope they can start right away here. But they cannot do anything because of no main telephone connection and are angry with me as they are neither here nor there," he said.
Patrick said he would try to make arrangements for them, the developer, the City Hall and others concerned to come together for an amicable solution.
