Slums in Tg Aru earmarked for redevelopment

Kota Kinabalu: Slum areas in Tanjung Aru have been earmarked for redevelopment based on a comprehensive master plan by City Hall with the objective of enlivening and beautifying the area.These are among the recommendations under the Draft Kota Kinabalu Local Plan 2020. The Plan also suggests that access to the beach be maintained by giving priority to pedestrians and public transport over cars. ADVERTISEMENT Scenic drives to the beach shall be designed to allow views of the beach and the sunset from cars driving past and planning of new roads and parking spaces will take into consideration different needs of visitors.The aim, at the same time, is to attract new businesses consistent and compatible with Shangri La's Tanjung Aru Resort and Spa and Sutera Harbour Resorts.As for the Central Business District (CBD), outdated and old-fashioned developments will be refashioned or completely redeveloped with new high quality offices, retailing and residential buildings. A mix of land uses will be considered to bring 24-hour life to the area with pedestrian walkways and a continuous esplanade with boardwalks, seating and vehicle parking areas developed for locals and visitors to enjoy water views and sunsets.One or two master plans to revitalise older parts of the CBD such as Bandaran Berjaya will also be prepared to protect historical areas such as Australia Place and Gaya Street and upgrade the waterfront areas from Jesselton Point to the Sembulan River.ADVERTISEMENT Developments in the CBD shall be required to provide underground or structured parking to free the streets for some short-term parking, landscaping, pedestrian walkways and outdoor seating and dining.Squares will be upgraded for outdoor performance, cultural events and kiosks.

At the same time, the Likas Bay will be protected as a scenic drive, with development along the bay to be of high quality and iconic to match the landscape quality. Landscaped public parks with coach and car parking spaces, toilets, kiosks and safety equipment will be developed at regular intervals to encourage more people to these areas. The carrying capacity of these areas for recreation and water sports will be increased through new and better facilities. Apart from that, Universiti Malaysia Sabah will also be provided with coach and car parking spaces, toilets, kiosks and safety equipment to enable the public to spend their leisure time within the campus. For areas in Damai, Foh Sang and Bornion, City Hall will undertake integrated traffic, urban design and landscape master plan studies to beautify the town and make it more attractive and pedestrian friendly.The back of shops such as at Foh Sang would also be screened from Jalan Kolam.Meanwhile, development in Lintas will be controlled to limit the footprint size of the town. A more legible pedestrian link between groups of shop east and west of Jalan Lintas and also the group of shops north of the polyclinic would be created and a mixed use residential areas to be introduced.Pedestrian bridges will be built across the floodway west of Lintas Town and allow free pedestrian access to the town to enliven the town but also to reduce traffic congestion. Also, one or more government office buildings will be built in Lido at the same time, the private sector encouraged to develop a landmark building fronting Jalan Penampang and Jalan Lintas. The back of shops from Jalan Penampang and Jalan Lintas will also be screened.
