It is believed that the victim, an air condition technician, was trapped in a room when the fire started.
City Fire and Rescue Department Zone Operations Chief Hamsa Isnurdini said firefighters found the victim's charred remains while investigating the scene after the fire was put out.
"We immediately informed police of the discovery and the victim's body has been taken to Queen Elizabeth Hospital (QEH) for post-mortem.
"We are unable to identify the victim as all his personal documents were destroyed in the fire," he told reporters. Another man, believed to be the victim's colleague, escaped the fire and is currently treated at QEH for minor injuries.
Security guard Zulkifli Waliam, 40, said he heard a small explosion followed by a bigger one, that prompted him to investigate the area.
He found the ground floor of the premises ablaze and the fire spreading.
He then immediately alerted the fire department.
Hamsa said his team received the call at 12.06pm and arrived at the scene at 12.10pm with four engines and 30 personnel from the Lintas and Sembulan Fire Department.
The team controlled the fire from spreading before putting it out completely at around 1.30pm.
Deputy Chief Minister Datuk Dr Yee Moh Chai, who was also at the scene, commended the fire team for their swift response.
