It was learnt that the wooden house on stilts is home to two families who rented the premises from the house owner who lived nearby.
According to a neighbour, the fire started from the kitchen and spread to the rest of the house at about 3.30pm.
She recalled seeing the man jumping out of the window while his other family members managed to escape through the door.
"I did not hear any explosion but saw some sparks coming out from one of the cables near the house," she said, adding that the other family was not at home when the incident occurred.
The man's son, who declined to be identified, said his father, a technician, fainted after inhaling smoke and was subsequently sent to the hospital by paramedics who arrived later.
A total of four fire engines manned by 30 personnel from the Penampang and Kota Kinabalu Fire and Rescue stations arrived at the scene following a distress call at about 3.48pm and managed to put out the fire at 5pm.
The cause of fire and losses are still being investigated.
