Last 25 Benoni apartment units at RM275,000 onwards

PAPAR: A reputable developer WSG Group is now offering the last 25 units of Benoni Gardens Apartment Tower B at a price of RM275,000 onwards.

Its Managing Director Datuk Susan Wong Siew Guen said first home buyers are entitled to RM30,000 government incentive under the “MyHome scheme”.

Furthermore, she said buyers will enjoy exemption on stamp duty for memorandum of transfer and loan agreement.

“The Occupancy Certificate (OC) for Benoni Gardens Apartment Tower B is expected to be obtained by June next year.

“Buyers of Tower B will soon be able to move into their new homes!,” she said in a statement here on Thursday.

Susan urged young people, particularly first home buyers, to seize the golden opportunity and purchase a unit of Benoni Gardens Apartment, either as their own home or investment, given the government’s offer of RM30,000 incentive under the MyHome scheme.

Noting the great potential of Papar district, she focused her development projects in Kinarut and Papar in recent years. 

“Papar holds a special place in her heart it is her mother Datin Seri Panglima Wong Chen Si Mui’s hometown. That’s why 10 years ago in year 2010, I have decided to acquire a 100-acre land at Kampung Benoni Papar along the Pan Borneo Highway. 

“My vision is to build a massive satellite township, which included Benoni Commercial Centre and Benoni Gardens Apartment spanning 40-acres of land,” she said, adding that the Benoni Commercial Centre comprises 178 units of two-storey and three-story shoplots, where there are the KFC Drive-thru, a hypermarket and other retail and eateries operate.

Meanwhile, Susan said the Benoni Gardens Apartment Tower A and B have 230 units in total. 

She said Tower A, consisting 115 units, has been completed and mostly occupied. 

“The units that are listed on the rental market are quickly snapped up and yield favourable returns for the owners, as the apartment is conveniently located in close proximity to amenities such as retail shops, hypermarket and restaurants. 

“Besides that, the upper floors offer residents breath taking sea or mountain view, not to mention 24-hour security service,” she said.

Susan said Tower B was launched in early December last year and has received encouraging response from buyers.

“The Tower B units were rapidly snapped up soon after the launching.

“Construction of Tower B is progressing smoothly, and we expect the project to complete and obtain the OC by June 2021,” she said.

In view of the market demand, Susan said the company has decided to sell the last 25 units at Tower B.

“Those who are planning to purchase an apartment unit must not miss this opportunity, especially young first home buyers,” she said.

She added the company was aware of the adverse impact the Covid-19 pandemic has inflicted on the economy.

Hence, Susan said the WSG Group has applied and obtained approval for Benoni Gardens Apartment to be listed under the MyHome scheme so that first home buyers could apply for the RM30,000 government incentive.

“This is a great incentive for buyers who are hunting for their first home. For a RM300,000 apartment unit, the RM30,000 government incentive is equivalent to 10 percent of the house price.

“If the buyer manages to secure 90 per cent housing loan, he or she could own a home without having to fork out down payment,” she said.

She added that the WSG Group has also participated in the Home Ownership Campaign (HOC). 

Between June 1, 2020 to May 31, 2021, she said buyers who purchase residential homes from the company, including Benoni Gardens Apartment, will enjoy stamp duty exemption on the memorandum of transfer and loan agreement.

Susan said the last 25 units of Benoni Gardens Apartment have a built-up area of 1,000 square feet (sq ft).

“Each unit features good ventilation and ample natural lighting, has three bedrooms, two bathrooms and a balcony.

“Once the Benoni Gardens Apartment units are sold out, it will be hard to find another apartment with such attracting pricing and comprehensive facilities in this area. 

“This is because the cost of land and building materials are continuously on the rise,” she said.

Benoni Gardens Apartment is conveniently located next to the Benoni Commercial Centre with thriving business activities. 

Among the business outlets at the commercial centre are KFC Restaurant and Drive Thru, Servay Hypermarket, Golden Dragon City Supermarket, Court, Mr. DIY, 7-Eleven convenience store, 99 Speedmart and a variety of coffee shops and restaurants.

More importantly, she said the projects were situated along the Pan Borneo Highway that connects the Kota Kinabalu to Brunei, Sarawak and the interior districts of Sabah, including Keningau, Tenom and Nabawan.

“When the Pan Borneo Highway is completed, the travel time between Papar and KK will be shortened to 30 minutes’ drive only,” she said.
