Cheaper, faster to build homes using IBS

Kota Kinabalu: Many people are still unaware that a good house can be constructed by utilising the Industrialised Building System (IBS) for as little as RM85,000.Additionally, not only can it be built faster compared to conventional approach, it can also withstand earthquakes, corrosions, termites, fires and water. Furthermore, the house can be built anywhere and every way, including along the beach, on island or in mountainous terrain.

An IBS house is a prefabricated or prefab home that is built in sections from pre-designed specifications in a factory, and is then put together at the site of construction.
“A lot of people think IBS is expensive and is only for building luxury homes. But actually, we can also build a house using IBS for a budget as low as RM85,000.
Therefore, we are able to build a luxury house and also a budget house using IBS,” said Beau Villas Chief Marketing Officer Elaina Soon (pic), who was speaking during a visit by the State Public Works Department (JKR) at Beau Villas office and factory at Lorong Buah Duku, Lot II, Kolombong, off Jalan Tuaran.
Elaina said Beau Villas can finish building a house within three months, from the footing to the roofing because the entire sections of the IBS house has been prefabricated at its factory.

The company’s core business is manufacturing light steel structural components for buildings based on IBS, which employs the concept of assembling modular steel frames for both commercial and multi-dwelling buildings whilst utilising cutting-edge materials and technology.
“We prefabricate the whole sections of the house and finish a house in an estimate within three to six months’ time since we have everything under one roof,” she said.

Beau Villas’ customers won’t have to worry about dealing with multiple sub-contractors to build the house because they also cover the electrical wiring and piping.
The cost of building an IBS house from the foundation to the top is set from RM170 per square foot to RM250 per square foot, all depending on the furnishing materials.
“Let’s say you want to build a house with Beau Villas, you may only need to show us the drawing of the house you intended to build. Otherwise, we can also draw your house plan according to your budget, how many rooms and the size of your dream house. We’ll be able to custom-made it specifically for you,” she explained.
“Beau Villas has an in-house team that can design your dream home for you. Recently, we have a client that requested a ramp inbuilt with their house, to be accessible for wheelchairs where this is going to be the first of its kind in Sabah where a high-foot house equipped with a ramp for an elderly who can easily move about in a wheelchair in Kibabaig, Penampang,” she added.
Compared to the traditional method of building a house, house owners do not need to look for an architect to design their home and many contractors of different specialities, no more hassle for everyone who ever wishes to build their dream home, said Elaina.
“We are a one-stop centre and we handle everything for you, within the set budget you’ve selected for constructing your dream home,” she said.
Elaina said by building homes with Beau Villas, people do not have to deal with conventional building issues such as insufficient cement, bricks, steel, materials, workers or abandoned houses. These are one of the contributing factors to time consumption.
“The prices of construction materials now are rising, so the longer it takes for the house to complete, the more costly it becomes. However, using Beau Villa’s IBS System, it will be time-saving as well as cost effective,” she explained.
When asked what materials the company used, Elaina replied that they used Aluzinc (55pc aluminium, 43.4pc Zinc, 1.6pc Silicone) and its 7-time corrosion resistant compared to galvanised iron (GI).
“Our Aluzinc material is ideal to be used for building, especially by the seaside and island and our building structure will be 70pc lighter than a conventional building weight. Additionally, we also have a Screw Piling System where it’s very suitable to be used in housing areas, seaside, highland areas. It’s also easy to mobilise everywhere.
Elaina also emphasised that their building materials are very suitable for building in areas like near Mount Kinabalu, Kundasang, Bundu Tuhan highland side house, holiday villa home, resort projects in these particular areas.
Most clients will choose to build their holiday home using our IBS system because of the fast completion time and they can start rolling their resort business sooner.
“Don’t be surprised, when you build a your dream house with us, perhaps this month you see the land for your house is vacant and the third month later, you will see your house structure is up and visible because it is quick and efficient,” said Elaina
The company which started its operations in 2019 had completed more than 68 house, shoplots, workers quarters, bird nest house, hotel and resort projects in Sabah. Due to the lockdowns imposed to curb the Covid-19 in the country from 2020 and 2021, their intention to develop more was limited.
“Hence, our goal is to progress more and educate the public about the benefits and advantages of building using the IBS system,” she stated.
