WSG Group launches Parkland Villa @ Benoni

PAPAR: WSG Group has launched its new project, Parkland Villa @ Benoni, a double-storey terrace housing development sited at the centre of Parkland City commercial precinct, Thursday.

Buyers will enjoy 999-year lease on land titles as well as exemption on stamp duty for memorandum of transfer and loan agreements.

First-home buyers are also entitled to RM30,000 government incentive under the MyHome scheme. WSG Group Managing Director, Datuk Susan Wong Siew Guen hoped that more aspiring homeowners would finally fulfil their dream of home ownership. “It makes me happy to see buyers moving into their new homes where they call home sweet home.”

 Susan has made a name for herself as a credible and reputable developer. She was president of Sabah Housing and Real Estate Developers Association (Shareda) from 2008-2012.

Following a string of successful developments in the state capital, Susan expanded her projects to Kinarut and Papar.   Ten years ago she acquired 100 acres at Kg Benoni Papar along the Pan Borneo Highway. Her vision is to build a massive satellite township comprising Benoni Commercial Centre and Benoni Gardens Apartment on 40 acres, while Parkland City, Parkland Villa and a condominium project will be constructed on the remaining 60 acres. She said the 180 shoplots at Benoni Commercial Centre and 115  units of Benoni Gardens Apartment Tower “A” have been completed and fully occupied, while another 115 units  of  apartment in Tower “B” will be completed by next year.

 “Realising the potential and demand in Papar, we decided to launch the Parkland City and Parkland Villa projects this year,” she said. The first phase of Parkland Villa consists 90 units of two-storey terrace houses that feature spacious and modern living concept. The intermediate units, measuring 20 feet (ft) in width and 76 ft. in length, have four bedrooms and three bathrooms. With a built-up floor area of 2,060 square feet (sq ft), the intermediate units are available from RM490,000 onwards, averaging RM238 per sq ft. Meanwhile, the corner units have a built-up floor area of 2,530 sqft and measure 32 ft. by 76 ft. The corner houses are priced from RM740,000 onwards, which averages RM293 per sq ft.  Susan said she appreciated the State Government’s announcement to restore the tenure on country lease titles from 99 years to 999 years.  Soon after the announcement, she immediately approached the Sabah Lands and Surveys Department and obtained approval for the land titles of Benoni Commercial Centre, Benoni Gardens Apartment, Parkland City and Parkland Villa to be restored to 999-year lease. “We understand that the Covid-19 pandemic has dealt a huge blow to the economy and livelihood of the people. “As such, we have taken the initiative to apply for Parkland Villa to be listed under the MyHome scheme. “Our application has been approved by the Federal Government, meaning that first-home buyers who purchase a two-storey terrace house at Parkland Villa priced under RM500,000 will be eligible for RM30,000 in government incentive.”

She added that the WSG Group has also participated in the Home Ownership Campaign (HOC). Between June 1, 2020 to May 31, 2021, buyers who purchase residential homes from the company, including Parkland Villa, will enjoy stamp duty exemption on the memorandum of transfer and loan agreement. “With these incentives, a person who purchase a RM500,000 home can save up to at least  RM10,000 in the exemption of stamp duty on the memorandum of transfer and loan agreement.”

Susan admitted that developers were less inclined to build landed residential properties due to exorbitant land prices. She said landed housing projects like Parkland Villa was hard to come by in the market, not to mention its strategic location within a commercial centre which is situated at the centre of Parkland City, which upon completion, will have 200 shoplots including McDonald’s Drive Thru, hypermarket, retail outlets, college, medical centre, banks and hotels. “Parkland Villa @ Benoni is an ideal choice for the house buyers and provides golden investment opportunities for the investors,” she said. In addition the existing business in operation at Benoni Comercial Centre, there are KFC Drive thru, Servay Hypermarket, Mr DIY, 7-Eleven, 99 Speedmart and various type of eateries and restaurants. Susan said Papar was undergoing rapid growth and development in recent years. “Once the Pan Borneo Highway is completed, Papar will rise as a new key development area outside the state capital of Sabah.”

She said Parkland Villa is just a stone’s throw away from Papar town and the housing estate is surrounded by amenities such as a thriving commercial precinct, government departments and schools. More importantly, she said Parkland Villa is located along the Pan Borneo Highway that connects the Kota Kinabalu to Brunei, Sarawak and the interior districts of Sabah, including Keningau, Tenom and Nabawan. The strategic location, coupled with the comprehensive amenities, makes Parkland Villa an ideal living and investment choice.

“When the Pan Borneo Highway is completed, the travel time between Papar and KK will be shortened to 30 minutes’ drive. We can foresee the value of Parkland Villa Benoni will double in the next 10 years, owing to its strategic and prime location.”
