PAPAR: Those who love nature and a healthy lifestyle should consider Damar Residence, in Lok Kawi.

Even the project is named after the Damar tree. Zalam Development (Sabah) Sdn Bhd Managing Director Alan Ho Lee Beng said the first phase Damar Residence is a landmark Tropika Park City, KK South project next to Lok Kawi Heights Apartment in Sabindo area.

He said the Tropika Park City, KK South is the master plan of a mixed development project under five phases on a 40-acre land site.

It is a joint venture between Zalam Development (Sabah) Sdn Bhd, a subsidiary company of Zalam Group of Companies and a government-linked company, Sabah Urban Development Corporation (SUDC).

“The entire concept of Tropika Park City is tropical and designed with a green concept that is into nature while promoting healthy living with some facilities built in the residential building.

“We will name each of our future developments based on a tree or plant we started it with Damar Residence that used nature theme so as to be in line with our building concept of embedding green in completing the projects.

“In fact, some 27 per cent of the total development is green area where we plan to build a central park as the designated green lung with cycling and walking paths connecting the entire Tropika Park City,” he told Daily Express.

Alan said they aimed to develop a serene neighbourhood living in touch with nature starting with building Damar Residence on 4.23-acre land.

He said piling and foundation construction began in April and is expected to be fully completed in 2025.

He said Damar Residence is a 24-storey building comprising 360 units of condominiums suitable for all ages with 

“We carefully plan the design suitable for families consisting of Type A with two bedrooms and two bathrooms measuring 780 sq ft and Type B with three bedrooms and two bedrooms of 840 sq ft.

“We also build wet and dry kitchens for the residents where they can do heaving cooking in the wet kitchen area which I see is important for families,” he said.

Alan said the residential building also has all basic facilities for the condominiums that suit the young people and families. 

“The Damar Residence has a swimming pool, gymnasium, children’s playground, and multipurpose hall where the residents can use for free to carry out their kenduri, family gathering, and wedding reception, among others.

“Other than these, we will also provide co-living space at the ground floor in the lounge area to facilitate the residents who are working from home which is the trend nowadays.

In addition, this co-living space is to be built inside a club house to be equipped with Internet access in an independent block of the building so that the residents can bring their laptops to do work or leisure activities,” he said.

According to him, one very special facility to be provided for occupants is the herbs garden that will be planted with lemongrass, onion leaves, chillies, thyme and coriander, among others.

Alan said such vital facility was decided to be built on a plot near the residential building as the culture of the community is that people cook and they can just come down and pluck them for their cooking.

“The building management will manage and maintain the herbs garden. However, the residents are allowed to plant their own herbs but responsibly as they must also look after them and maintain them,” he said.

Alan said the residents especially those who are health conscious able to maintain healthy living through its upcoming recreational walking/jogging tracks for some 2.4km and its cycling lane of about 1.7km to be built in stages in future with sufficient park area.

He said green landscaping and beautification would be put up on the tracks and the surroundings including on-going planting many trees along the tracks.

He said there are three security tiers for the condominiums whereby the first tier would be at the entrance to Damar Residence at the guardhouse using access cards and second tier at the lift lobby using the access card as well for the third tier inside the lift for the residents’ designated floors.

Alan said CCTV surveillance would also be installed in common area and certain strategic location.

He said there are a few private clinics and Kinarut Health Clinic is situated close to the residential building and they can buy groceries in nearby supermarkets  less than one-kilometre away and a wet market in Sabindo about 1.5km away.

Among the five phases of Tropika Park City, Alan said Phase 2 is for building commercial developments and Phase 3 is not finalised yet while the rest are for future developments.

“It will have commercial developments in one of the phases for retails, shops, popular food and beverage outlets like McDonald and grocery shops, and there will be also another residential building within the whole development.

“The residents would not have to leave their homes to buy what they need in Sabindo, Putatan or Kota Kinabalu City,” he said, adding that Tropika Park City has the potential to be a transit township.

Zalam Group won the “PAM Award 2019” for best architectural building and won the third category for multiple high rise residential.

He said the Group was established in 1976 in the peninsula and set foot in Sabah in 2012.

It had so far completed 17 projects mostly high rise buildings and commercial blocks in the country.
