JSK unveils low-density landed homes in Telipok

Kota Kinabalu: Renowned regional property developer, JSK Group launched its latest landed residential development project, Taman Universiti Utama (TUU) which will see 33 units in Telipok, near here.

Minister of Local Government and Housing Minister Datuk Dr Mohd Arifin bin Mohd Arif unveiled the grand launch of TUU during the Sabah Housing and Real Estate Development Association (Shareda) 25th PropEX 2026 at JSK Group Exhibition booth on July 10.

JSK Group Managing Director Datuk Johnny Wong Chen Yee said TUU is a highly selective, low-density pocket enclave featuring modern two-storey terrace homes.

He said the project addresses a growing demand among Sabah homebuyers for landed properties that offer strict privacy, spacious designs, convenient and immediate access to urban amenities.

“Actually, this project is being developed on the last remaining three-acre parcel within Taman Perdana.

“Taman Perdana has been around for more than 20 years and has proven itself. It has no major issues with flooding, electricity or water supply, which gives homebuyers confidence because they are buying into a location with an established track record,” he said.

Johnny said the project is located next to JSK’s earlier Universiti Utama Condominium (UUC) development and within a fully developed township that includes more than 200 occupied shoplots, restaurants, healthcare facilities and several schools.

”The TUU project site was intentionally reserved for landed homes instead of our nearby apartment development, UUC, so as to complement the surrounding neighbourhood,” he said.

The area is served by amenities such as retail shops, popular fast food restaurants like Burger King, Pizza Hut and a clinic, while SMK Telipok is about a 10-minute drive away, making the development suitable for families.

 “Each unit features three bedrooms, all with attached bathrooms, catering to both owner-occupiers and investors.

“The concept allows each tenant to have a private bathroom, which improves convenience and makes the property more attractive for room rentals as each tenant is responsible on the cleanliness of each toilet in the double-storey terrace houses,” he said.

The homes also incorporate separate dry and wet kitchens.

Johnny said construction is already more than 15 per cent complete which is ahead of schedule despite the project only being officially launched, with completion targeted by May 2028.

The company has obtained its Advertising Permit and Developer’s Licence (APDL) about three months ago but deliberately postponed the sales launch to allow foundation works to progress.

“Construction of TUU is already ongoing before they purchase. It gives them greater confidence, especially with unpredictable weather conditions that can affect construction schedules,” he said.

“Land prices have risen more over the past 10 to 15 years. Since we have owned this land for a long time, we can still offer homes at a reasonable price,” he said.
