Kota Kinabalu: Sabah property developers showcased more affordable homes at the 25th Property Exhibition (PropEX) 2026 in Kota Kinabalu as demand from genuine owner-occupiers remained strong despite rising construction costs and global economic uncertainties.
Sabah Housing and Real Estate Developers Association (Shareda) President Datuk Johnny Wong Chen Yee said developers displayed 2,124 affordable housing units worth RM475.65 million, representing nearly 25 per cent of the 8,506 residential and commercial properties with a combined gross development value of RM5.49 billion exhibited at the event.

He said the affordable homes, priced between RM272,000 and RM400,000 in Luyang, Menggatal, Kinarut and Papar, were aimed at first-time buyers and young families, while landed homes started from about RM390,000 and developments were available across several districts in Sabah.
Johnny said Sabah's residential property market remained resilient because demand continued to be driven largely by genuine home ownership, adding that Shareda welcomed the passing of the Building Management Bill 2026 and the Land (Subsidiary Title) Bill 2026 as well as ongoing efforts to streamline development approvals.
He said Shareda would continue working with the State Ministry of Local Government and Housing and relevant agencies to improve regulatory efficiency, reduce development costs, enhance transparency in infrastructure contribution requirements and enable savings to be passed on to homebuyers.
